Farmland Already Protected With An Easement
On January 12, 2005, Someone took the chance to buy farmland already protected with an easement. The 92-acre farm at 2663 Harkins Road (Md. Rte. 136) near Norrisville at the intersection with Route 23, after an unsuccessful auction on December 29, 2003, was put on the market with an Asking Price of $675,000. Eventually, the perfect buyer came along who is thrilled to have the chance to preserve this beautiful spot from development and has no problem with the seller retaining the right to remain in the house as long as she needs to. The new owner paid $625,000 for this property under perpetual conservation easement.
This sale is significant to the Harford Land Trust, and other conservation organizations, because this farm already has a farmland preservation easement on it with the Maryland Agricultural Land Preservation Foundation, the state's purchase of development rights program. It cannot be developed and thus provides an opportunity for a farm family to purchase 92 acres of prime farmland with a 5-bedroom house, barns, and pond and stream. The Trust likes to publicize Real World sales of land in Harford County that the Seller did very well and the land remains intact as farmland.
